OVERVIEW
BTS Block A comprises ground and first floors without a basement and is anchored by a double-height arrival experience on the north side. A second, independent double-height reception on the south side enables a dedicated entry for additional occupiers, allowing for operational independence, privacy, and a distinct arrival experience within the same building. It features high slab strength, floor-to-floor heights of approximately five metres, and a configuration optimised for special operations.
STATUS: OPERATIONAL BUILDING
BTS Block A was developed as a dedicated built-to-suit facility for BMW Group India and established the original training-led vision of the enovation Centre. The building was planned specifically for technical training use, with structural and spatial specifications tailored to accommodate heavy equipment and specialised infrastructure and forms part of BMW Group’s training network globally and supports learning across all its brands in India.

Blocks B and C were developed as large floor plate buildings designed to support high-volume institutional training environments. The planning allows for flexible layouts across multiple floors, enabling a combination of classrooms, training zones, and operational office spaces within a single integrated structure. A full level has been allocated for recreational and support amenities, while the basement accommodates parking and service infrastructure.
The buildings accommodate a wide range of training functions, including safety, operations, technical learning, and management programmes, supported by specialised training environments and dedicated infrastructure.
OVERVIEW: ENOVATION CENTRE, BLOCK E
Block E was developed as a distinctive high-volume building within the campus, shaped around occupiers with non-standard spatial and technical requirements. With three floors, large column-free spans, approximately five-metre floor heights, and high slab strength, the building was designed to support highly specialised training environments beyond conventional office formats.

The block accommodates advanced simulation-based training infrastructure, including full-scale operational scenarios and controlled training environments, enabling immersive and technical learning conditions within a built environment.

BTS Blocks D and F are highly specialised simulator buildings developed to support advanced aviation training infrastructure for Air India. The buildings house large-scale full-flight simulation environments developed in collaboration with global OEMs, including Airbus and Boeing. Together, they support over 20 full-flight simulator bays across multiple aircraft platforms, forming a critical part of Air India’s long-term pilot training infrastructure.

enovation Centre was envisioned as a specialised campus for high-performance training, simulation, and institutional workplace use. Conceived around a clear development idea rather than a conventional office format, it brought a new typology to Gurugram by creating a low-density, purpose-built environment designed for technical training, operational readiness, and long-term campus functionality.
Set across a nearly 12-acre site, the campus brings together multiple built-to-suit blocks within a highly planned landscape, allowing distinct users and specialised functions to operate within one integrated environment. What makes enovation Centre significant is not only its scale, but the clarity of its intent: to create infrastructure for uses that require precision, resilience, and customisation rather than a generic commercial shell.
The campus reflects RSP’s conviction that real estate can create value by enabling activities that are uncommon, highly specific, and difficult to accommodate in standard developments. That vision took shape first with the BMW Group Training Centre in Gurugram, which BMW described as a state-of-the-art facility and a benchmark among BMW training centres worldwide, built to train across BMW Group brands in India. The enovation Centre has since expanded further through Air India’s training presence, with Air India stating that its Gurugram academy is South Asia’s largest aviation training academy and is designed to train pilots, cabin crew, engineers, and security personnel to global standards.
